Rocket Mortgage Payoff Statement: How Payoff Quotes Work

6 min readOctober 26, 2026

Quick Answer: A mortgage payoff statement is the servicer's official figure for what it takes to close your loan on a specific date: the unpaid principal, plus interest accrued through that date, plus any unpaid fees. It is higher than the principal balance on your monthly statement. You can request one from Rocket Mortgage or Bank of America online or by phone, and federal rules require the servicer to send it within seven business days of a written request.

A mortgage payoff statement, sometimes called a payoff letter or payoff quote, tells you exactly how much money ends your mortgage on a given day. Title companies use it at a sale or refinance, and you need it if you plan to pay the loan off yourself. It differs from the balance on your monthly statement because interest keeps building between payments.

What is a mortgage payoff statement?

Federal law treats the payoff statement as its own document. Regulation Z section 1026.36(c)(3), published by the CFPB on its Regulation Z page, says a creditor, assignee or servicer must provide "an accurate statement of the total outstanding balance that would be required to pay the consumer's obligation in full as of a specified date". That last phrase is the important one. A payoff figure is always tied to a date.

A typical payoff statement lists:

  • The loan number, property address and borrower names.
  • The good-through date: the date the figure is valid until.
  • Unpaid principal balance.
  • Interest from the last paid installment through the good-through date.
  • A per diem amount: the interest added for each extra day after that date.
  • Any unpaid late charges, fees or advances the servicer made, such as a property tax payment.
  • Fees to release the lien, where the servicer charges them.
  • Where and how to send the money, and which payment methods are accepted.

Why is the payoff amount higher than my balance?

The CFPB's answer on payoff amounts says your current balance might not reflect what you owe to completely satisfy the loan. The payoff includes interest due through the day you pay it off, may include fees you have been charged but not paid, and can include a prepayment penalty if your loan has one.

Mortgage interest is normally paid in arrears: the payment you make on the 1st covers interest for the month before. So on the day you pay off, you owe interest for the days since the last installment. Here is the arithmetic with round numbers:

ItemExample
Principal balance after the 1 March payment$250,000.00
Annual interest rate6.00%
Daily interest (250,000 × 0.06 ÷ 365)about $41.10
Payoff date18 March, 17 days of interest
Accrued interest (17 × 41.10)about $698.70
Release or recording fee, if chargedvaries
Payoff before feesabout $250,698.70

Servicers use the exact method in your loan documents, which may be a 360-day or 365-day year, so their figure will differ by a few dollars. Escrow usually isn't netted against the payoff; any balance left in escrow is refunded to you after the loan is closed.

How do you request a Rocket Mortgage payoff statement?

Rocket Mortgage handles payoff requests through your Rocket Account and its customer service line. We weren't able to load Rocket's help pages to confirm the current screen names, so here is what to do in general terms:

  1. Sign in to your account at rocketmortgage.com and look for the payoff option within your loan details.
  2. Enter the date you expect the funds to arrive. If you are closing a sale or refinance, use the closing or funding date the title company gives you, plus a few days of margin.
  3. Download the quote and keep the PDF. Note the good-through date and per diem.
  4. If you can't find it online, call the customer service number printed on your monthly statement and ask for a written payoff statement for a specific date.

If you are selling or refinancing, the title or escrow company usually orders the payoff itself with your authorization. You can still request your own copy to check their figures.

How do you get a Bank of America mortgage payoff statement?

Bank of America's home loan instructions page, read on 26 October 2026, gives the steps:

  • Mobile app: log in, select your home loan account, select Request a payoff, complete the required fields, tap Continue, then Get quote. You'll receive a confirmation.
  • Online Banking: log in and select your mortgage. Under the Account Services section, select Request a payoff, complete the required fields, and click Get quote.

The same page covers home equity lines of credit, which follow the same request flow.

Who usually orders the payoff, you or the title company?

It depends on why you are paying the loan off.

SituationWho normally requests the payoffYour part
Selling the homeThe title or escrow company handling the saleSign the authorization they send and check their figure against your own quote
Refinancing with a new lenderThe new lender's closing agentMake sure the closing date on the request is right
Paying it off from savingsYouRequest the quote, send the funds by the good-through date, and keep proof
Paying off a home equity lineYou or the closing agentAsk whether the line will be closed or left open at zero

In the first two cases the closing agent pays the servicer directly from the closing funds, so you never handle the payoff money. Ask for a copy of the payoff statement they used anyway; it belongs in your records with the closing documents.

How quickly must a servicer send a payoff statement?

Under the same Regulation Z section, the payoff statement must be provided within a reasonable time, and in no case more than seven business days after the servicer receives a written request from you or someone acting for you. The rule allows "a reasonable time" instead of the seven-day limit in a few cases, such as loans in bankruptcy or foreclosure, reverse mortgages and shared-appreciation mortgages, or when a natural disaster or similar event prevents it. Online quotes usually arrive at once, but the rule is your backstop if a written request goes unanswered.

What should you check on the payoff statement before paying?

  1. The date. Funds must arrive by the good-through date, or you add per diem for each extra day.
  2. The fees. Compare any late charges or advances with your monthly statements. Ask about anything you don't recognize before paying it.
  3. The payment instructions. Wire fraud aimed at home closings is common. Confirm wire details by calling the servicer at a number from your statement or its official website, never a number from an email.
  4. Automatic payments. Cancel or adjust autopay so a regular payment doesn't go out after the loan is closed, or be ready to wait for a refund if it does.

What happens after the loan is paid off?

Keep the payoff statement with the final monthly statement and the bank record of the payment leaving your account. The servicer should send a paid-in-full notice, refund any escrow balance, and arrange for the lien release to be recorded with your county. Store all of it with your property records. If you'll need the payment trail for taxes or a future sale, the bank statement showing the payoff is easy to keep as a spreadsheet row too: QuickBankConvert turns bank statement PDFs into rows you can filter, and the pricing page lists what a free account covers.

Frequently Asked Questions

How long is a mortgage payoff quote good for?

Only through the date printed on it. Because interest accrues daily, the quote is calculated for a specific payoff date; if the money arrives later, more interest is owed and you'll need an updated figure.

Does a payoff statement cost anything?

Federal rules require servicers to provide an accurate payoff statement on request, and many provide one online at no charge. Some servicers charge for faxed or rush copies, or for repeated requests, so ask before you order.

Can I pay off my mortgage with the amount on my monthly statement?

No. The principal balance on the monthly statement leaves out interest that has accrued since your last payment and any unpaid fees. Paying only that figure leaves a small balance and keeps the loan open.

What happens to my escrow balance after payoff?

Money left in the escrow account belongs to you. Servicers refund it after the loan is paid off, typically by check or transfer within a few weeks; check your servicer's notice for timing.
